What to do

Application Procedure

We request that all tenants pay a holding deposit of 1 weeks rent at the point of application (this will be retained if application fails, or the issued contract isn’t signed within 15 days, or it’s retained to be used as part of your full deposit once the tenancy begins).

Pets & Smoking

Pets or smoking are not permitted in any of our properties unless by prior consent of the landlord.

PET POLICY – If the landlord permits pets, an additional monthly charge of £15.00 per pet/per month will be added to the agreed monthly rent to cover additional wear & tear, the tenant agrees to cover all reasonable costs in repairing or replacing any items damaged during the tenancy.

Safety Certificates & EPC

All qualifying properties will hold current safety and energy performance certificates, which will be updated as per the current regulations. 

Viewings

Viewings can be arranged by contacting us. All viewings will be accompanied by a member of staff unless previously arranged by the landlord. Not all our properties will have room sizes/floorplans.

Tenant Deposits

A tenancy deposit usually amounting to 5 weeks rent will be required on all properties. This will be required in cleared funds on or before the moving in date. In an attempt to return tenancy deposits promptly and resolve any disputes, in accordance with new legislation all of our tenancy deposits will be held or insured by a government approved scheme.

Benefit Claimants

We do not exclude tenants claiming benefits; however, it is at the discretion of the landlord, his mortgage provider or insurer. We would therefore advise people claiming benefits to inform us before viewing any properties.

References

All our properties will require all adult tenants to supply an employment reference, three months bank statements and a written reference from their current landlord, It may be possible to be referenced by and independent credit referencing agency at your own cost. In all cases two forms of identification will be required for each applicant, one of which is to include a photograph.

Rents

A minimum of one month’s rent will be required in cleared funds on or before the moving in date. All rents quoted are per calendar month, your rent payment will be set up via standing order, please note it is your responsibility to cancel the standing order at the end of the tenancy. Standing orders will be set up to achieve payment to us or the landlord in cleared funds by the due date. We would therefore advise that this is a consideration in your plans for your moving in date.

Fees

Reasonable cost to replace locks or keys should tenant lose or damage such, late payment of rent chargeable at 3% above Bank of England base rate, reasonable cost to put right any ‘damage’ caused by tenant during the tenancy, any alterations or additions to this tenancy agreement once signed will be charged at £50.00 per alteration, by agreement the tenancy can be ended, subject to suitable replacement tenant being found, a charge of £250.00 will be payable by the tenant to cover marketing and administration costs and in addition any loss incurred by the landlord.

Insurance & Bills & Media

On taking up a tenancy it is the responsibility of the tenant to pay rent, council tax, gas, electricity, water, telephone, broadband and television license.

Although it is not compulsory it is recommended that all tenants take out a contents insurance policy.

Although television and telephone lines may be present in a property this is not an assurance that there is an aerial present or active telephone line, it is the responsibility of the tenant to make their own enquirers with regards to these services. At tenants request we can arrange for these services to be installed on fully managed properties.
